Yes, property management is an activity that the state of Texas requires licensing. We are licensed with the Texas Real Estate Commission, and are members of the National Association of Realtors, Texas Association of Realtors, MetroTex Association of Realtors, the National Association of Residential Property Managers (NARPM), as well as the NARPM, Dallas Chapter.

What does your screening and credit reporting include?

We complete full background checks on all tenants including credit, criminal, rental, and employment history, plus OFAC and bank account verification. Deposits are collected and held in trust with options for higher deposits when credit is challenged.

What if I do not want pets on my property?

Most renters have pets, but it is your choice. Approved pets must pass screening at coxpremier.petscreening.com. Typical pet deposits are $500 per pet plus monthly pet rent, with limits on breeds and a maximum of two pets. Service and ESA animals are not considered pets under HUD guidelines.

Can I get a copy of the tenant file and approve applicants?

We cannot share credit reports due to FCRA but discuss application details. To stay compliant with fair housing laws, we manage screening and selections and reserve the right to terminate agreements if asked to bypass regulations.

We execute leases on your behalf, upload the signed copy into your owner portal, and notify you by email when it is available.

What is a typical lease term?

Lease terms vary by season. We avoid expirations in slower fall and winter months by aligning move-ins with stronger spring and summer periods and discuss shorter terms with you before offering them.

How and when will I receive my funds and reports?

Rental funds are disbursed via electronic deposit on the 10th and 20th (or next business day) and typically arrive in one to three days. Reports are sent at the end of each month.

Who holds the tenant security deposit?

Security deposits are held in a separate escrow account by the management company until move-out accounting is complete.

How do you handle maintenance and repairs?

We triage issues, guide tenants through simple fixes when possible, and dispatch vendors as needed. Repairs under $400 proceed, while higher costs require approval unless it is an emergency to protect the property or address safety concerns.

How are utilities and yard care managed?

We handle utilities and yard care during vacancy. After move-in, tenants take over utilities and lawn care, with enforcement steps that can place them on our landscaping program after repeated violations.
