How do I apply for a home?
Search through our homes at Rental Homes Available to find the home you are interested in, click on the property and then click Apply Now. You will fill out the application, upload the requested documents, and pay your application fee online. If you are moving in immediately, please fill out the immediate move-in application.

What is the time frame for approval?
Please allow 2–4 business days for approval across Dallas–Fort Worth. We do not usually process on weekends or holidays unless you request an immediate move-in. Most delays come from verification of rental or employment history, waiting on all applicants, or incomplete pet screening profiles. Give us 24 hours before requesting an update; we will contact you if we need more info.

If I am approved, what happens next?
We will send your lease electronically along with a welcome email that includes your resident handbook, utility transfer details (think Oncor/Atmos/City utilities by address), key release info, and next steps. Be ready to pay all deposits and required rent by 5 pm the next business day after receiving the lease. We cannot hold a home without a signed lease and full funds.

What if there are multiple applications?
If multiple applications are received, we process all and choose the most qualified. Priority is not based on who applied first. We weigh move-in date, lease length, debt-to-income ratio, employment and rental history, pets, and criminal history. Qualified applications stay on file for 60 days and can transfer to another DFW property at no extra charge.

How fast can I move in?
For immediate move-ins (10 days or less), contact our office first to confirm the home is ready and utilities can be activated. We’ll send the immediate move-in application. If verifications move quickly, we can process a move-in in as little as 1–2 business days. Be prepared to pay a non-refundable $250 administrative fee, application fees, and all funds via certified funds or wire upon approval.

Can I opt out of the Resident Benefit Package?
You may opt out of the renter’s insurance portion only by providing your own policy at least three days prior to move-in. This reduces the RBP fee by $10.95 (total $38.00/month). If your policy lapses, you will be auto-enrolled in our master policy and a $75 fee applies for any lapse.

Why can I not opt out of changing filters?
Filter changes are a resident responsibility, similar to bulbs or batteries. Regular changes protect the HVAC system, lower utilities, and prevent damage that could be charged to you. The filter program saves time and helps ensure the system runs efficiently.

You will have an online portal where you can conveniently pay your rent.

Are there fees when applying for a property?
Yes. There is an $80 application fee for all tenants 18 and older.

Who is responsible for paying for repairs and maintenance requests?
Owners typically pay for repairs and maintenance per the lease. Tenants may be responsible if damage is caused by neglect or misuse. We coordinate repairs promptly with vetted DFW vendors and keep both owners and residents updated so expectations stay clear.

Are pets allowed?
Most homes allow pets, but always check the listing for specific rules. When permitted, a refundable pet deposit of $500 per pet (max two pets) and non-refundable pet rent of $35/month per pet apply.
